Understanding ISKAN Certificates in Real Estate

ISKAN serves as a crucial housing certificate, providing evidence of the lawful usage of a property or its individual units, such as apartments within a residential complex, for residential purposes. This document encompasses comprehensive details about the property, including its floor count, the number of residential units, total area, and various other specifications.

There are two primary types of ISKAN certificates: Genel ISKAN and Ferdi ISKAN.

Genel ISKAN is a permit document that bestows the right to utilize the entire building. Construction companies must secure this document upon the completion of a complex. It serves as validation that the complex adheres to national construction standards and the approved urban development plan. Residency within complexes lacking Genel ISKAN is prohibited.

On the other hand, Ferdi ISKAN is a certificate specifically issued for individual apartments. Prospective homeowners receive this certificate upon the acquisition of a property in a newly constructed building. Ferdi ISKAN is a one-time issuance and is essential for registering utility connections, including electricity and water.

Both Genel ISKAN and Ferdi ISKAN are obtained by the construction company upon the completion of a project. These certificates substantiate that both the entire complex and individual apartments meet all mandated construction standards and have been developed in compliance with the designated urban development plan.
